A shared title deed records that ownership of a property belongs to several persons in defined shares. Its legal basis is co-ownership: each co-owner holds an abstract share in the whole property, not a physical section of it.

The situation is common with inherited property and jointly purchased land. A co-owner may sell or pledge their own share without the others' consent, but a sale to a third party triggers the statutory pre-emption right of the remaining co-owners. Dispositions over the entire property and significant management decisions require the majorities prescribed by law.

Buying a share does not by itself confer the right to use a specific part of the land; usage arrangements bind only through agreement among the co-owners. Where co-ownership is to be ended, the remedy is a partition action.
